Local
sentiments shall be respected regarding any activity that may
be taken up in the site.

The
site shall be used for any purpose other than tourists
accommodation and tourism related facilities.
-
All
provisions in the CORPS conditions shall be adhered to while
developing the site. For all normal purposes, the High Tide
Line 9HTL) and the Restricted Construction zones demarcated in
the maps certified by CESS shall be followed.
-
Groundwater
tapping will not be allowed, once the water supply scheme is
operational.
-
There
shall be provision for water recycling
-
No
waste water shall be discharged into the backwaters or the sea
untreated or disposed of in any way that will pollute the
groundwater, backwaters or the sea.
-
Rainwater
harvesting shall be done as far as possible by having suitable
architectural designs.
-
Solid
waste disposal shall be done properly (minimum use of
plastic).
-
Energy
conservation shall be encouraged (renewable energy solar
wind).
-
All
mangrove areas shall be preserved by:
-
Protecting
these areas from excessive wave action due to motorized boats
or other water-related activities.
-
Protecting
the areas from visitor activities
-
Protecting
the mangrove areas from any kind of horticultural work
-
Maintaining
a buffer of natural planting around the mangrove areas which
are not to be fertilised in any way.
-
Maintaining
the existing water quality of the backwaters.
-
To
protect the backwater edges:
-
Marine
life and quality of the backwaters, the use of motorized boats
shall be regulated in these area.
-
Construction
materials shall not be stocked on the banks of the backwaters.
A system of linear filter barriers, using reed or grass, or
any other effective arrangements shall be put into place prior
to any sort of excavation or construction of site to prevent
soluble material from being washed into the backwaters.
-
Planning,
grading and landscape treatment of the resort site shall be
done in such a way that rainwater recharge will get
established.
-
Landscape
maintenance strategies of the resort shall be geared towards.
-
Using
a minimum of chemical fertiliser for landscape execution and
maintenance
-
Using
fertilizers and plant cures that are known in good
horticultural practices or derivatives of natural plant-based
products which are known to be biodegradable.
-
Loading
docks and other vehicular areas adjacent to backwaters shall
be slopped inland away from the water’s edge. Rainwater
runoff from these shall be allowed to percolate into filter
beds.
-
The
water quality of the backwaters shall be tested by any agency
approved by the Government and the report submitted to BRDC
before starting any construction. The same has to be done
every six months to ensure that the backwater quality is not
adversely affected by the activities on the site.

For
bank stabilisation (if any), dry stone masonry shall be
adopted.
-
The
built form should be compatible with the prevailing built form
of the region and use local material and local topology.
-
The
height of construction shall in no case exceed 9 m (nine
metres) from the original ground level, as per the carrying
capacity.
